Ferretlover: We have a one room cabin upstate NY and had a tankless water heater installed under the sink to avoid the whole "freeze in winter" issue. We love it, but the water temp is unstable. I would not want to take a shower with one because the temp can fluctuate between chilly and burning hot.

I understand they can save quite a bit re: not heating a tankful of water, even when not needed.
But, I am wondering about replacing the...innards (heating coils, etc) ... sometime down the road when supplies are no longer available.
