Really, I do. I think the opportunity to grab a bargain investments was never better and will even better in the near future.

Even if the US recovers to deliver a return on your investment, you are running an awful risk of having the areas you do invest in destroyed. Then again, nothing ventured nothing gained.

This is how small mining companies became big mining companies. You are taking a huge risk though. You really have to know exactly where the risk is. This circumstance is very amorphous though.

I think that's a bit dangerous. As it is likely that America begins another war and you may expect bombing. In Australia we're living quite good, and the crime rate seems to me quite low, that's not like that in the US.

The housing situation in Australia is the number one reason to be a refugee from there. There is a major shortage, especially of rental accommodation.
I don't know what the hell is going on down there. I have been living here in Japan for the past year, and there is a plethora of accommodation available.
When Brisbane rents are shocking compared to Tokyo, there must be something wrong with the situation.

Rents in Australia HAVE to go up as investment property owners are heavily negatively geared and with costs and rates moving up that is the only salvage. Will be interesting to see what will change RBA's mind and rates starting to come down again. Got a feeling property may take off in Australia again and rents may ease off onc more.
Personally I would probably prefer a few years in Asia to USA.
If I still was single and felt a need to leave the country I would probably prefer to run a bar in Thailand or something rather than going to USA.
You may be able to get good value for your AUD when converting to USD and get a property at a descent price, but recovery of the US economy looks far far away. In fact, i think US will be the nation that will end up slowing down (i.e. oil and consumer goods consumption) so that Europe and Asia can continue the party a bit longer. USA consumes 25% of worlds oil supply. If you drop the dollar and increase the oil price, you may have a hyper inflationary recession or stagflation that drops oil consumption with let's for argument sake say 30%. So even with flat to mildly declining oil produciton, there will be more oil available to the rest of the world and possibly, courtesy of the low dollar, at descent price for some other nations. These can therefore go on consuming.

Here is the plan:
I will buy several blocks of land 10-20 acre and build bioregional education and training centres to teach sustainable design. (Permaculture, passive house design, etc.) All of that targeted more mainstream.
In a second step I will develop sustainable mostly self sufficient villages with a strong community around the training centres.

I can understand someone around my age (25) not wanting to be in Australia... expensive rent, you can forget about being able to afford to buy a house well into the future unless you're willing to go neck deep in debt, the levels of incomes for most junior positions are comparatively lower than elsewhere in the developed world, and now the one thing that used to be cheap there (food) is getting outrageously expensive.
I still think it's the best place in the world if you have a bit of money saved up: an incredible climate that is really conducive to the best health and fitness possible, incredibly friendly people (not so much in the major cities any more), and it isn't yet overpopulated.
The opportunities for young people are undoubtedly better in North America for the time being.
I'm not sure which place will weather the upcoming shitstorm better. Australia's water problem is already serious, and could get a hell of a lot worse, but I think the social fabric is stronger there, and that could help in tough times.

Can you tell me more about Toronto? How does the US breakdown affect you in Ontario?
It's taken a while for the effects of the US breakdown to cross into Ontario. This part of Canada is the main manufacturing base, so it didn't take a rocket scientist to realize that we were eventually going to get hit by the US downturn. At this point I'd say the prospects for Ontario are as dim as those of the US. Almost all of the exports from the manufacturing sector go to the US, so this province is very much a hostage of the US/Canadian dollar exchange rate. The combination of a severely weakening US economy, an exchange rate near par, rising energy prices, and a lack of other export markets is really the perfect storm for finishing off what's left of the manufacturing base here.
Toronto is also the base for most of Canada's financial institutions, which is pretty much the only thing left once manufacturing is gone. As is the case just about everywhere else, a lot of these institutions are in trouble from the subprime mess in the US. I don't think the situation is as dire as it is with financial institutions in the US, but I wouldn't expect this sector to be expanding anytime soon.
Ontario's economy had zero growth for the last quarter of 2007, and this mess was really just getting started back then.
The western part of Canada, particularly Alberta is the best place to be in Canada. With all of Alberta's energy, that province can only have a bright economic future. Also, British Columbia is perfectly positioned to benefit from a downturn in the US economy, and the increase in exports to China that could bring.
The mentality of the average western Canadian is also a lot better than that of the average Ontarian. Western Canadians tend to be more libertarian leaning, and are much more willing to give bold ideas a go in government. For instance, British Columbia just instituted a carbon tax. I think it would take a depression to get the average Ontarian to be willing to elect a government that had any sort of bold ideas.
